20 Years of Reverse Mortgage Experience: A Conversation With Opulence Home Equity CEO Christopher Mitchell
August 2026 marks a significant milestone for Christopher Mitchell, CEO of Opulence Funding LLC, doing business as Opulence Home Equity: 20 years since he first began helping senior homeowners with reverse mortgages.
Verify my mortgage eligibility (Aug 13th, 2026)Since originating his first reverse mortgage in 2006, Mitchell has watched the industry transform.
The HECM program has evolved. Financial Assessment changed underwriting. New borrower safeguards emerged. Proprietary reverse mortgage products expanded far beyond their original jumbo niche. Technology changed the speed at which mortgage professionals can evaluate complicated scenarios. And now artificial intelligence is beginning to reshape the mortgage process again.
Through it all, Mitchell has remained actively involved with senior homeowners.
Verify my mortgage eligibility (Aug 13th, 2026)Over a career involving thousands of reverse mortgage applications and transactions, he says the most valuable lessons haven’t necessarily come from guidelines.
They’ve come from people.
To commemorate his 20th year serving the senior community, we sat down with Mitchell to discuss the clients he still remembers, the evolution of reverse mortgages, common misconceptions, artificial intelligence and where he believes the industry goes from here.
Verify my mortgage eligibility (Aug 13th, 2026)It Started With a Résumé
What made you decide to specialize in reverse mortgages?
In 2006, Mitchell was approximately four years into his mortgage career and had established himself as a leading producer at a large traditional mortgage company.
But one situation repeatedly frustrated him.
Senior homeowners would contact him looking to refinance or consolidate debt. They might have significant home equity but relatively limited retirement income.
Verify my mortgage eligibility (Aug 13th, 2026)Traditional mortgage underwriting ultimately came down to the numbers.
If the income didn’t support the required debt-to-income ratio, Mitchell couldn’t approve the loan.
One homeowner changed the direction of his career.
Verify my mortgage eligibility (Aug 13th, 2026)"He was probably in his 70s or 80s," Mitchell recalls. "I couldn’t get him approved based upon his debt-to-income ratio."
Then one day the gentleman came to Mitchell’s office.
He didn’t ask for another meeting.
Verify my mortgage eligibility (Aug 13th, 2026)Instead, he left an envelope at the security desk.
Inside was his résumé.
"He wanted me to understand who he was," Mitchell says. "He had been a professional. He had worked hard throughout his life. That résumé was his way of saying, 'Look at the person I am.'"
Verify my mortgage eligibility (Aug 13th, 2026)Mitchell already understood.
The problem wasn’t the man’s character or accomplishments. The loan simply didn’t satisfy the lender’s qualification requirements.
"That crushed me, "I wanted to check the box that said approved, but I couldn’t."
Verify my mortgage eligibility (Aug 13th, 2026)- Christopher Mitchell
Not long afterward, Mitchell was introduced to another branch manager who specialized in reverse mortgages. They worked on a senior homeowner’s transaction together.
It opened his eyes to an entirely different approach to home equity in retirement.
Verify my mortgage eligibility (Aug 13th, 2026)His thoughts immediately returned to the gentleman with the résumé.
"I wished I had understood reverse mortgages when he walked into my office," Mitchell says. "Maybe I could have pointed him toward another option."
Twenty years later, he still remembers him.
Verify my mortgage eligibility (Aug 13th, 2026)The First Reverse Mortgage Client - and a Relationship That Lasted 20 Years
Do you remember your first reverse mortgage client?
"Absolutely."
Mitchell not only remembers him. They’re still in contact.
His first reverse mortgage client was in his early 60s and needed to satisfy an existing mortgage while creating additional financial flexibility for retirement.
Verify my mortgage eligibility (Aug 13th, 2026)The alternative might have been returning to work.
The reverse mortgage helped provide another option.
What’s remarkable is what happened afterward.
Verify my mortgage eligibility (Aug 13th, 2026)"Twenty years later, he’s still in his home," Mitchell says. "He’s still retired. He’s doing well, and we’ve maintained our relationship throughout those two decades."
Mitchell has worked with the homeowner again over the years as circumstances and available reverse mortgage options changed.
For Mitchell, that relationship represents something that eventually became central to Opulence Home Equity’s philosophy:
Verify my mortgage eligibility (Aug 13th, 2026)"A good lender doesn’t disappear when the closing papers are signed."
Reverse Mortgages in 2006 vs. 2026
The reverse mortgage Mitchell encountered in 2006 looks considerably different from today’s marketplace.
HECM dominated the conversation. Proprietary options existed at various points, particularly for higher-value properties, but consumers generally had far fewer choices.
Verify my mortgage eligibility (Aug 13th, 2026)During the following two decades, the industry experienced repeated changes.
Financial Assessment introduced substantially greater analysis of borrowers’ financial circumstances and property-charge histories. Life Expectancy Set-Asides, commonly known as LESAs, became an important tool in appropriate circumstances. Appraisal safeguards evolved. HECM principal-limit and mortgage-insurance structures changed.
Meanwhile, the proprietary reverse mortgage options expanded significantly.
Verify my mortgage eligibility (Aug 13th, 2026)"Twenty years ago, the challenge was having enough options," Mitchell says. "Today, the challenge is understanding all of them well enough to recommend the right one."
That’s particularly important to him.
Mitchell says mortgage professionals can naturally gravitate toward the products they understand best.
Verify my mortgage eligibility (Aug 13th, 2026)But the product a loan officer knows best isn’t necessarily the product that best matches the homeowner.
That’s one reason Opulence has invested heavily in its own technology.
Its internally developed Pathfinder platform is designed to help mortgage professionals evaluate borrower circumstances and available product options earlier in the process.
Verify my mortgage eligibility (Aug 13th, 2026)The company has also developed a proprietary artificial-intelligence system called Kendall, which assists its team with areas including product information, guideline research, scenario analysis and workflow support.
The philosophy is straightforward:
Start with the homeowner - not the product.
Verify my mortgage eligibility (Aug 13th, 2026)The Biggest Reverse Mortgage Misconception After 20 Years
Despite everything that’s changed since 2006, one question hasn’t:
Does the bank get my home?
"If this were Family Feud, that’s the number-one answer on the board - with a bullet," Mitchell jokes.
Verify my mortgage eligibility (Aug 13th, 2026)It remains the misconception he encounters most frequently.
A reverse mortgage is a loan secured by the home. The borrower retains title and ownership, subject to satisfying the terms of the loan.
For a HECM borrower, that includes important ongoing obligations such as paying applicable property taxes and homeowners insurance, maintaining the property and meeting applicable occupancy requirements.
Verify my mortgage eligibility (Aug 13th, 2026)Learn more about how reverse mortgages work
The homeowner can also sell the property.
When that occurs, the reverse mortgage is satisfied from the transaction and remaining equity, after repayment of the loan and applicable costs, belongs to the homeowner.
After a borrower’s death, eligible heirs or the estate may also have options concerning the property and repayment of the HECM, subject to applicable FHA requirements and timelines.
Verify my mortgage eligibility (Aug 13th, 2026)"The house is collateral for the loan," Mitchell says. "It’s not the lender’s objective."
He deliberately addresses this misconception even when a homeowner doesn’t ask.
"I’ve spoken with highly educated and financially sophisticated people who researched reverse mortgages extensively and still had that thought somewhere in the back of their mind: 'Eventually the bank gets the house.'"
Verify my mortgage eligibility (Aug 13th, 2026)Mitchell believes removing that misconception is essential before someone can objectively evaluate the product.
The Biggest Mistake? Letting Privacy Become a Failure to Plan
Twenty years ago, Mitchell says another phrase was common:
"Don’t tell my children."
Verify my mortgage eligibility (Aug 13th, 2026)Some senior homeowners viewed obtaining a reverse mortgage as something that should remain private.
They worried their children might question their independence. Others worried neighbors or family members would interpret a reverse mortgage as evidence of financial failure.
Mitchell rejects that stigma.
Verify my mortgage eligibility (Aug 13th, 2026)He has worked with affluent homeowners, executives, accomplished professionals and financially sophisticated borrowers throughout his career.
"A reverse mortgage isn’t automatically a statement about financial distress," he says. "It’s a financial tool."
But Mitchell makes an important distinction between independence and planning.
Verify my mortgage eligibility (Aug 13th, 2026)"Don’t let privacy become a failure to plan."
- Christopher Mitchell
He encourages borrowers to eventually make sure an appropriate trusted family member, executor, attorney or other person understands that the reverse mortgage exists and knows whom to contact when the borrower permanently leaves the home.
Verify my mortgage eligibility (Aug 13th, 2026)That lesson became increasingly important roughly halfway through Mitchell’s reverse mortgage career.
Some of his earliest clients were aging. Some passed away. Others moved from their homes.
Their children began calling.
Verify my mortgage eligibility (Aug 13th, 2026)Occasionally the family assumed there was nothing to do.
"Mom had a reverse mortgage. I guess the bank gets the house."
Mitchell’s response was:
Verify my mortgage eligibility (Aug 13th, 2026)Don’t walk away. First, understand your options.
There may still be significant equity worth protecting.
Over the years, Mitchell has received calls from children whose parents specifically left his information behind.
Verify my mortgage eligibility (Aug 13th, 2026)"Unfortunately, Mom isn’t in the house anymore," they would tell him. "She told me that when this happened, I should call you."
Those calls reinforced the philosophy that Opulence tries to practice today.
The relationship shouldn’t end at closing.
Verify my mortgage eligibility (Aug 13th, 2026)When a Reverse Mortgage Isn’t the Right Answer
After 20 years specializing in reverse mortgages, Mitchell is also comfortable telling a homeowner not to get one.
His analysis begins with one word:
Need.
Verify my mortgage eligibility (Aug 13th, 2026)"What is the homeowner actually trying to accomplish?" Mitchell asks. "If we can’t identify the need, what are we doing?"
A homeowner planning to sell within several months may not benefit from incurring the costs associated with originating a reverse mortgage for such a short period.
A family expecting a borrower to permanently leave the property soon may need to carefully evaluate the economics and timing.
Verify my mortgage eligibility (Aug 13th, 2026)Family members living in the home can also create important planning considerations.
What happens if the borrower dies or permanently leaves?
Can another occupant satisfy the reverse mortgage if they want to retain the home?
Verify my mortgage eligibility (Aug 13th, 2026)Would alternative financing be available?
Would selling be necessary?
These aren’t necessarily reasons to reject a reverse mortgage. They’re reasons to discuss the future before the loan closes.
Verify my mortgage eligibility (Aug 13th, 2026)Sometimes Mitchell recommends comparing a traditional home-equity product.
"If somebody is still working, has strong income and credit and comfortably qualifies for a HELOC, maybe the HELOC makes more sense," he says.
The objective shouldn’t be making the reverse mortgage win.
Verify my mortgage eligibility (Aug 13th, 2026)The objective is determining which financial solution best fits the homeowner.
"Don’t start with the reverse mortgage and try to fit the senior into it," Mitchell says. "Start with the senior, identify the need, and then determine which financial tool fits them."
Choosing a Reverse Mortgage Lender: Look Beyond the Numbers
Rates matter.
Verify my mortgage eligibility (Aug 13th, 2026)Closing costs matter.
Available proceeds matter.
Product features matter.
Verify my mortgage eligibility (Aug 13th, 2026)But Mitchell believes borrowers should compare something else:
Execution.
He describes his personal approach using a baseball analogy.
Verify my mortgage eligibility (Aug 13th, 2026)"I approach every reverse mortgage like I’m a pitcher trying to throw a perfect game."
His definition of a perfect game isn’t necessarily a transaction without problems.
It’s a transaction without surprises that should have been anticipated.
Verify my mortgage eligibility (Aug 13th, 2026)An appraisal may create an issue.
An underwriter may require additional documentation.
A LESA may need to be considered.
Verify my mortgage eligibility (Aug 13th, 2026)A complicated financial history may require additional explanation.
The professional can’t necessarily prevent those things.
But experience can help anticipate them.
Verify my mortgage eligibility (Aug 13th, 2026)"That’s one of the biggest things thousands of transactions teach you, you can’t learn anticipation from a textbook."
- Christopher Mitchell
If a potential issue could arise three weeks from now, Mitchell wants the conversation to happen today.
Verify my mortgage eligibility (Aug 13th, 2026)Even something as simple as failing to prepare a homeowner for the possibility of an additional appraisal would, in Mitchell’s mind, spoil his perfect game.
"The homeowner shouldn’t be blindsided."
So when comparing reverse mortgage companies, Mitchell recommends looking beyond pricing.
Verify my mortgage eligibility (Aug 13th, 2026)Ask about experience.
Ask about access to different products.
Ask who handles complicated scenarios.
Verify my mortgage eligibility (Aug 13th, 2026)Ask who communicates during processing.
And ask what happens when the transaction doesn’t go according to plan.
"Anyone can look good when everything goes perfectly," Mitchell says. "The better question is: What happens when it doesn’t?"
Verify my mortgage eligibility (Aug 13th, 2026)One Transaction He’ll Never Forget
Mitchell has dozens of stories from his career.
One began under circumstances nobody could have anticipated.
Years ago, he arrived at a New York property for an appointment with a senior homeowner.
Verify my mortgage eligibility (Aug 13th, 2026)Emergency personnel were there.
The homeowner’s mother had just passed away.
Mitchell initially couldn’t understand why the gentleman wanted to continue discussing a mortgage that day.
Verify my mortgage eligibility (Aug 13th, 2026)Then the homeowner explained.
His mother had an existing reverse mortgage. He was also a senior citizen, the property was passing through an estate, his income was limited, and he was terrified that he might eventually lose the home.
Then Mitchell discovered something else.
Verify my mortgage eligibility (Aug 13th, 2026)The gentleman was a Vietnam veteran who had served in the Marine Corps.
Mitchell is an Army veteran who served in Iraq.
Different wars. Different generations. Different branches.
Verify my mortgage eligibility (Aug 13th, 2026)But an immediate bond formed.
The transaction that followed became extraordinarily complicated.
The estate had to be addressed. Family members in multiple states needed to participate. Documents and notaries had to be coordinated across the country. Deadlines became critical.
Verify my mortgage eligibility (Aug 13th, 2026)Eventually, the transaction reached a night when Mitchell’s team simply wasn’t leaving the office until they knew whether it would close.
It did.
The homeowner was able to remain in the property.
Verify my mortgage eligibility (Aug 13th, 2026)"He became a client for life," Mitchell says. "More importantly, he became a friend."
The transaction also changed Mitchell’s baseball analogy.
"This wasn’t a perfect game. There were too many curveballs."
Verify my mortgage eligibility (Aug 13th, 2026)Then he pauses.
"But sometimes the greatest games aren’t perfect games. Sometimes everything goes wrong, you fight through every inning, and you still find a way to win."
- Christopher Mitchell
Verify my mortgage eligibility (Aug 13th, 2026)
What Thousands of Reverse Mortgages Can’t Teach You From a Textbook
Experience creates pattern recognition.
A homeowner mentions something and an experienced professional immediately recognizes a potential issue.
I’ve seen this before.
Verify my mortgage eligibility (Aug 13th, 2026)Mitchell considers that ability to anticipate one of the most valuable things he’s developed over 20 years.
But experience taught him something else:
Listen more than you speak.
Verify my mortgage eligibility (Aug 13th, 2026)"Sometimes younger mortgage professionals want to demonstrate everything they know," Mitchell says. "But the most important thing you should be talking about is whatever is on the homeowner’s mind."
His applications frequently feel more like conversations.
He’s had homeowners spend significant time discussing their goals and circumstances before eventually saying:
Verify my mortgage eligibility (Aug 13th, 2026)"Okay, I’m ready. Let’s start the application."
Mitchell’s response?
"We’re already done."
Verify my mortgage eligibility (Aug 13th, 2026)He had gathered the necessary information while listening.
And those conversations aren’t a one-way education.
Mitchell has advised executives, business owners, veterans, engineers, entrepreneurs and professionals who spent decades becoming experts in their respective fields.
Verify my mortgage eligibility (Aug 13th, 2026)"I may be educating them about reverse mortgages, but if I listen, sometimes they’re educating me about life."
His young daughter has occasionally asked him what he does for work.
His simplest answer isn’t about HECM guidelines, principal limits or mortgage banking.
Verify my mortgage eligibility (Aug 13th, 2026)"Daddy helps save people’s homes."
Mitchell acknowledges that’s hardly the technical definition of his occupation.
But after 20 years, he says it may be the description that means the most to him.
Verify my mortgage eligibility (Aug 13th, 2026)How AI Is Changing Reverse Mortgage Advice
Artificial intelligence represents the next major transformation Mitchell sees coming.
Opulence began developing AI strategies approximately four years ago - not because AI was fashionable, Mitchell says, but because the company had a practical problem.
Senior homeowners were reaching out at all hours.
Verify my mortgage eligibility (Aug 13th, 2026)Mitchell remembers waking on Sunday mornings hoping there were only one or two new inquiries rather than a dozen.
Not because he didn’t want them.
Because every inquiry represented someone expecting help.
Verify my mortgage eligibility (Aug 13th, 2026)Eventually, the limitation became obvious.
Human beings need to sleep.
Opulence’s answer was Kendall.
Verify my mortgage eligibility (Aug 13th, 2026)Today, the company’s proprietary AI technology assists its human team with research, scenarios, workflow, communication support and initial interactions when appropriate.
Employees even joke about Kendall being "Employee of the Month."
Mitchell doesn’t view himself as competing with AI.
Verify my mortgage eligibility (Aug 13th, 2026)"I manage it."
He can still spend hours researching a guideline and carefully constructing an argument to an underwriter.
AI can now help organize that research and communication dramatically faster.
Verify my mortgage eligibility (Aug 13th, 2026)The judgment remains human.
The time required changes.
And that’s the point.
Verify my mortgage eligibility (Aug 13th, 2026)AI Should Create More Human Time
Mitchell believes the wrong goal is replacing a lengthy conversation with a senior homeowner with a brief conversation with a computer.
The opportunity is eliminating hours of administrative work so the professional has more time for the homeowner.
Opulence’s Pathfinder platform and Kendall AI are part of the company’s attempt to move product evaluation, scenario analysis and potential Financial Assessment considerations much earlier in the process.
Verify my mortgage eligibility (Aug 13th, 2026)Information that historically required multiple systems and significant amounts of time can increasingly be evaluated during the initial stages of the relationship.
"Some of my conversations with senior homeowners still take hours," Mitchell says.
"But now those hours can be spent on education instead of administration."
Verify my mortgage eligibility (Aug 13th, 2026)His vision for the next decade is simple:
Easier. Smarter. Simpler.
Easier for senior homeowners.
Verify my mortgage eligibility (Aug 13th, 2026)Smarter for mortgage professionals.
Simpler for everyone involved.
Why Opulence Expanded Beyond the Closing Table
Mitchell’s belief that lenders shouldn’t disappear after closing eventually affected the structure of his businesses.
Verify my mortgage eligibility (Aug 13th, 2026)Over the years, he repeatedly encountered senior homeowners whose best option wasn’t remaining in their existing property.
Sometimes there simply wasn’t enough equity for an appropriate reverse mortgage.
Historically, the conversation might have ended there.
Verify my mortgage eligibility (Aug 13th, 2026)Mitchell began asking a different question:
What happens if you sell?
Selling one property may allow a senior homeowner to preserve equity, relocate and potentially use a HECM for Purchase to acquire another home.
Verify my mortgage eligibility (Aug 13th, 2026)That realization eventually contributed to Opulence’s expansion into senior-focused real estate services through affiliated Opulence Realty Group.
Mitchell summarizes the concept simply:
"Sometimes it’s no to this house, but yes to the next house."
Verify my mortgage eligibility (Aug 13th, 2026)And one Brooklyn transaction demonstrated exactly what that could mean.
Two Brooklyn Seniors - and One House
During the COVID era, Opulence was working with two unrelated senior homeowners.
One lived in Bedford-Stuyvesant.
Verify my mortgage eligibility (Aug 13th, 2026)The other lived in Canarsie.
The Canarsie homeowner had equity but needed to sell.
There was just one problem.
Verify my mortgage eligibility (Aug 13th, 2026)He didn’t want to leave his house.
A former contractor, he had spent years improving it himself. Mitchell remembers being walked through the home as the man proudly described his work in practically every room.
His original relocation plan involved his brother.
Verify my mortgage eligibility (Aug 13th, 2026)Then his brother passed away during COVID.
He lost his motivation to move.
Across Brooklyn, another Opulence client faced the opposite problem.
Verify my mortgage eligibility (Aug 13th, 2026)She was prepared to sell a significantly more valuable multifamily property but had one non-negotiable requirement:
She wasn’t leaving Brooklyn.
Her church was there.
Verify my mortgage eligibility (Aug 13th, 2026)Her community was there.
Brooklyn was part of who she was.
Eventually, the Opulence team recognized that two separate problems might solve each other.
Verify my mortgage eligibility (Aug 13th, 2026)The Bedford-Stuyvesant homeowner sold her property and purchased the Canarsie property, utilizing a HECM for Purchase as part of her financing strategy.
She remained in Brooklyn.
Her son had appropriate space.
Verify my mortgage eligibility (Aug 13th, 2026)And the former Canarsie homeowner?
He remained in the property as a tenant.
Then everyone discovered another coincidence.
Verify my mortgage eligibility (Aug 13th, 2026)The two senior homeowners shared roots from the same Caribbean island.
Months later, Opulence called to check on them.
The woman’s son answered.
Verify my mortgage eligibility (Aug 13th, 2026)How were they doing?
"They’re watching game shows together."
Mitchell still laughs telling the story.
Verify my mortgage eligibility (Aug 13th, 2026)Two people who began as unrelated clients on opposite sides of Brooklyn were now spending their days together in the same home.
"That’s one of the sweetest transactions I’ve ever been involved with."
And it represents what Mitchell wants Opulence Home Equity to become known for.
Verify my mortgage eligibility (Aug 13th, 2026)Continuity.
"We’re not trying to be involved in one transaction," he says. "We’re trying to be there for the entire journey."
Twenty Years Later, Christopher Mitchell Is Looking for the Next Mountain
What does reaching 20 years personally mean?
Verify my mortgage eligibility (Aug 13th, 2026)Mitchell describes his career in terms of peaks and valleys.
When he reaches a professional peak, he allows himself a moment to appreciate it.
Then he starts looking around.
Verify my mortgage eligibility (Aug 13th, 2026)Where’s the next mountain?
The 20-year anniversary has forced him to look backward longer than he normally would.
He sees his first reverse mortgage client from 2006.
Verify my mortgage eligibility (Aug 13th, 2026)The gentleman who handed him the résumé.
The veteran whose home required an extraordinary fight.
The families who called years after closing because their parents left Mitchell’s telephone number behind.
Verify my mortgage eligibility (Aug 13th, 2026)The two Brooklyn seniors watching game shows together.
"Those aren’t loan numbers," Mitchell says.
"Those are 20 years of my life."
Verify my mortgage eligibility (Aug 13th, 2026)He’s proud of the business.
He’s proud of the thousands of homeowners and families he’s worked with.
He’s proud of the people Opulence employs, its industry relationships and the technology the company is developing.
Verify my mortgage eligibility (Aug 13th, 2026)But his definition of success is changing.
Earlier in his career, the next mountain frequently meant more.
More transactions.
Verify my mortgage eligibility (Aug 13th, 2026)More production.
More hours.
More growth.
Verify my mortgage eligibility (Aug 13th, 2026)Today, Mitchell wants something different.
Smarter growth.
Technology should allow professionals to serve more people without sacrificing increasingly more of their lives to accomplish it.
Verify my mortgage eligibility (Aug 13th, 2026)Mitchell wants mortgage professionals to have time to educate homeowners and solve complicated problems - but also time to go home.
Time with spouses.
Time watching children grow up.
Verify my mortgage eligibility (Aug 13th, 2026)Time with friends.
Time to decompress.
"The people helping others prepare for retirement have to remember to prepare for their own futures too."
Verify my mortgage eligibility (Aug 13th, 2026)At 20 years, Mitchell doesn’t sound like someone preparing to leave the reverse mortgage industry.
Quite the opposite.
He talks about further automation, better technology, expanding proprietary products and even the possibility that Opulence could someday participate in developing a proprietary reverse mortgage product of its own.
Verify my mortgage eligibility (Aug 13th, 2026)There are still mountains he can’t see yet.
And that’s exactly what excites him.
"I’m proud of the last 20 years," Mitchell says. "I’m proud of the people we’ve helped, the relationships I’ve made and the business we’ve built."
Verify my mortgage eligibility (Aug 13th, 2026)Then comes the answer anyone who knows him probably expects:
"But I’m looking for the next mountain."
And after 20 years serving senior homeowners, Christopher Mitchell believes the next climb may be the most interesting one yet.
